Water Around Indoor AC Unit — Causes, Risks & What to Do in DFW Homes

Finding water on the floor, in the furnace closet, under the air handler, or dripping through a ceiling below the attic unit is one of the most common cooling-season calls we take in Fort Worth, Dallas, Arlington, and the surrounding DFW Metroplex. In almost every case the water is condensate — moisture your air conditioner pulled out of the indoor air — that did not leave the system through the drain the way it should.

This is not a plumbing leak, and wiping the puddle does not fix it. A clogged drain line, a frozen evaporator coil that later melts, a cracked drain pan, a failed condensate pump, or a float switch that never shut the system down can dump gallons of water into insulation, drywall, and flooring. Left alone, that “small leak” becomes mold, ceiling stains, rusted equipment, and repairs that cost far more than the drain service that would have stopped it.

Start With Where the Water Is Coming From

Clear water near the indoor unit during cooling is almost always condensate, ice melt, or a failed drain pan — not a supply-line leak. Match the location and the other symptoms, then follow the related guide.

Why an Air Conditioner Makes Water in the First Place

Your air conditioner does two jobs at once: it lowers the temperature of the air, and it removes humidity. Warm indoor air is pulled across the indoor evaporator coil. The coil is cold. Moisture in that air condenses on the coil fins the same way a glass of ice water sweats on a Texas patio. That water is supposed to drip into a drain pan, travel through a ¾-inch PVC condensate line, and exit outside or into an approved drain.

A healthy system produces a surprising amount of water. On a humid DFW afternoon, a typical residential unit can pull several gallons of moisture out of the house in a single day. The drain pan and line are sized for a steady drip — not for a sudden dump of ice melt, and not for a line that is half-plugged with algae.

When anything interrupts that path — a clog, a freeze, a cracked pan, a dead pump — the water has nowhere to go except the closet floor, the attic deck, or the ceiling below.

Why This Happens So Often in Fort Worth, Dallas & Arlington

North Texas is a hard climate for condensate drains:

  • Long cooling seasons. Systems run from April through October. A drain that would stay clear in a milder climate has months to grow sludge.

  • Attic air handlers. A large share of DFW homes put the indoor unit in a hot attic. A clog there soaks insulation first. You may not see a ceiling stain until the damage is already expensive. That pattern is covered in The Silent Attic Water Leak.
  • Systems that never shut off. An AC that runs all day never gives the drain a rest. Continuous condensate plus a partial clog is how pans overflow in the middle of a heat wave.

Where Homeowners Usually Find the Water

The location of the water is one of the best clues.

Furnace closet or indoor closet

Puddle on the platform, rust at the bottom of the cabinet, or water creeping under the closet door. Common on upflow systems in hall closets. Check the pan, the clean-out tee, and whether the unit recently froze.

Attic around the air handler

Wet insulation, a damp deck, or a musty smell before any stain shows downstairs. This is the high-cost version of the same drain problem. Do not walk wet attic insulation — call for service.

Ceiling stain below the indoor unit

The leak has already left the pan. Brown rings, bubbling paint, or a drip from a can light often mean the drain has been backing up for days or weeks.

Dripping from the front of the indoor cabinet

Often a frozen coil that is thawing, a pan that is already full, or a secondary drain dumping because the primary line is blocked.

Water at the outdoor condensate termination

A wet spot by the foundation where the PVC exits is normal during cooling. No water outside while the indoor unit is leaking is a strong sign the line is clogged between the pan and the exit.

Water only after the system was off

Classic ice-melt pattern. The coil froze while the unit ran, then dumped a pan-full of water when it thawed. Diagnose the freeze, not just the puddle.

Most Common Causes of Water Around the Indoor Unit

These are the causes we actually find on DFW service calls, in roughly the order we see them.

1. Clogged condensate drain line

This is the leading cause. Dust from the return air, biofilm, and algae grow inside a dark, wet ¾-inch pipe. The restriction usually starts at a trap, a low spot, or the outlet of the pan. Water fills the pan, then overflows the lowest edge. Many systems also have a secondary drain or a wet-switch; if those are missing, plugged, or never installed, the first sign you get is water on the floor.

A drain that “was fine last summer” can plug in a few weeks of heavy use. Pouring random chemicals into a line you cannot see the other end of can damage the pan, the pump, or the finish on the coil. Professional clearing uses the clean-out, nitrogen or wet-vac from the correct direction, and a test that confirms flow — not a guess.

2. Frozen evaporator coil that later melts

When airflow across the coil is too low, or refrigerant charge is too low, the coil temperature drops below freezing. Ice builds on the fins and the suction line. While it is frozen you may notice warm air at the vents, weak airflow, or a unit that never reaches setpoint. When the ice finally melts, it can overwhelm the pan in minutes.

Common freeze triggers: a packed air filter, closed supply registers, a failing blower motor, a dirty indoor coil, or a refrigerant leak. 3. Dirty or restricted evaporator coil

A coil matted with dust acts like a second dirty filter. Heat transfer falls, the coil runs colder than design, condensate does not shed cleanly off the fins, and ice becomes more likely. 4. Cracked, rusted, or overflowing drain pan

The pan is a wear item. Metal pans rust through, especially where standing water sat for previous seasons. Plastic pans crack from age, heat, and being stepped on in an attic. A pan that is no longer level will overflow one corner while the drain outlet is still “empty.” Tape, putty, and pan tablets do not repair a hole. 5. Failed condensate pump or float switch

When the indoor unit sits below the drain outlet — common in closets, basements, and some attic installs — a condensate pump lifts the water. Pumps fail. Floats stick. Check valves clog. When that happens, overflow is immediate.

A properly installed float (overflow) switch should shut the system off before water leaves the pan. If you have a lake on the floor and the AC is still running, that switch is missing, bypassed, or failed. After the leak is stopped, the switch should be tested, not ignored.

6. High indoor humidity and oversized or short-cycling equipment

A system that does not run long enough, or does not move enough air across a cold coil, leaves the house humid and still produces bursts of condensate that a dirty drain cannot keep up with. Clogged Drain Line

Algae and sludge in the ¾-inch PVC line. Most common DFW cause. Water backs up in the pan and spills.

Frozen Coil, Then Melt

Ice from poor airflow or low refrigerant thaws into a volume the pan cannot hold.

Dirty Indoor Coil

Restricted fins encourage freezing, poor dehumidification, and pan overflow.

Failed Pan, Pump, or Switch

Rusted pan, dead pump, or a float switch that never opened. The water path is broken even if the drain pipe looks clear.

Warning Signs Before a Full Overflow

Water on the floor is the last stage. Earlier signs include:

  • A gurgling or dripping sound at the indoor unit while it is cooling
  • The system shutting off on its own, then running again after you “reset” it (float switch cycling)
  • Musty odor from the supply vents or the closet
  • Rust at the base of the air handler or water marks on the platform
  • Ice or frost on the copper suction line
  • Weak airflow or air that feels cooler at some vents than others
  • No water dripping from the outdoor condensate pipe on a hot, humid day
  • A ceiling stain that grows after long cooling cycles
  • The house feeling more humid than the thermostat number suggests

If several of those are true at once, treat it as an HVAC moisture problem, not a one-time spill.

What You Can Safely Check Right Now

If water is near electrical connections, the furnace burners, or the control board, turn the system off at the thermostat and the breaker before you look further. Water and line voltage do not mix.

1. Stop adding condensate

Switch the thermostat to OFF (not just a higher temperature) so the coil stops making water while you inspect.

2. Replace a dirty air filter

3. Look for ice or frost

Check the indoor coil area and the larger insulated copper line. If you see ice, leave the system off until it melts completely. Do not chip, scrape, or pour hot water on the coil. Then follow Why Is My AC Frozen Up?

4. Look at the drain pan

Standing water, rust holes, cracks, or a pan sitting off-level are enough reason to call. Do not tape a rusted pan. The repair is a pan, not a patch.

5. Check the outdoor drain outlet

On a cooling day you should normally see a drip from the PVC where it exits the house. Indoor water plus a dry termination usually means a clog in the line.

6. Open supply registers and returns

Closed vents, blocked returns, and furniture over registers starve the coil of air and set up the next freeze-and-flood cycle.

What not to do

  • Do not keep running the AC “just to stay cool” while water is spreading. You will make more condensate.
  • Do not pour bleach, vinegar, or drain cleaner into a line you cannot see. Those products can damage the coil coating, the pan, and a condensate pump, and they often do not clear a solid clog.
  • Do not pull electrical covers to “check the pump” unless you are qualified.
  • Do not reset a tripped float switch over and over without finding why it tripped. The switch is the warning. The clog is the problem.
  • Do not assume a wet attic is a roof leak until the air handler and drain have been ruled out. Many “roof leaks” we are called on are condensate.

How to Tell Condensate Overflow From Other Leaks

Clear water near the air handler, during cooling

Almost always condensate. Highest probability: clogged drain, ice melt, or pan failure.

Water after weak airflow or a freeze

Ceiling stain below an attic air handler

Slow condensate backup that has already soaked insulation. Read The Silent Attic Water Leak.

Oily film with water or poor cooling

Musty odor or visible growth

The pan, drain, or coil has been wet long enough for biological buildup. Needs professional cleaning and a working safety switch — not a scented spray in the vent.

Water while heat is on in winter

Different problem. High-efficiency furnace condensate, a whole-home humidifier, or a heat-pump defrost cycle can put water in the same pan. Still needs diagnosis; it is not “the AC drain” in the summer sense.

How Only Way Air Diagnoses Water Around the Indoor Unit

We do not stop at sucking out the pan. Overflow is a symptom. The job is to find why the water left the designed path and to confirm it will not come back the next hot afternoon.

1. Safety and source

We confirm the water is HVAC condensate, check electrical exposure, and stop the system if it is still producing water.

2. Pan, trap, and drain line

We inspect the primary pan, secondary pan, clean-out, trap, and termination. We clear the line and verify actual flow, not just “it looks open.”

3. Ice, airflow, and coil

We check filter, blower, static pressure clues, and coil condition. A freeze that is not explained is a leak waiting to happen again.

4. Pump, float switch, and controls

We test the condensate pump and the overflow switch. If the switch never opened, we repair or replace it so the next clog shuts the unit down instead of flooding the home.

5. Refrigeration when the freeze does not match airflow

6. Honest recommendation

Clear the drain, replace the pan, repair the pump, clean or replace the coil, or correct airflow — whatever actually matches the failure, not a one-size “flush and go.”

When This Needs Professional Repair — Not Another Filter Change

Filter changes and open vents are reasonable first steps. These are not:

The leak returns after the filter is clean

The drain, pan, pump, or coil still has a fault. Book HVAC water leak repair.

The coil keeps freezing

The float switch keeps tripping

The safety switch is doing its job. The clog or pump still has to be repaired so the system can run without overflowing.

Water is in the attic, ceiling, or electrical area

Cooling is weak and the house is humid

Leave the breaker off. Call for service. Do not dry components with a shop vac while they are live.

How to Keep It From Coming Back

Condensate problems are among the most preventable HVAC failures we see — and among the most expensive when they are ignored.

Change filters on a real schedule

In DFW cooling season, many homes need a filter check every 30–45 days, not “whenever we remember.”

Get the drain cleared before peak summer

Seasonal maintenance should include the condensate line, pan, trap, and float switch — not just a filter and a condenser rinse.

Do not close off rooms to “save money”

Shutting supplies raises static, reduces coil airflow, and is a common setup for freeze-and-flood.

Treat humidity as a system problem

Frequently Asked Questions

Is water around my AC unit dangerous?

It can be. Standing water near electrical components is a shock and equipment-damage risk. Water in an attic or ceiling is a mold and structural risk. Shut the system down if water is spreading and call for service.

Can I run the AC if it is leaking?

Not if water is still coming out. Running it makes more condensate. If the only issue was a dirty filter and the coil is not frozen, replacing the filter and confirming the drain is flowing may be enough — but a repeating leak needs a technician.

Why did it leak after I turned the system off?

That is the ice-melt pattern. The coil froze while it ran. When you turned it off, the ice became water faster than the pan could drain.

Is this covered as a “simple drain cleaning”?

Sometimes the line is the only problem. Sometimes the pan is rusted, the pump is dead, the coil is freezing from a refrigerant leak, or the float switch was never installed. Honest diagnosis is how you avoid paying twice.

Could it be a roof leak instead?
